Internship Overview:
Market Research
‐ Market Assessment: Develop an understanding, analyze, and compare various macro and micro markets based on asset type and sales metrics. Learning and utilization of various commercial real estate platforms and tolls such as CoStar.
‐ Market Trends: Identify income trends (commercial retail, and industrial businesses, etc.), among various asset types in top opportunity‐markets of focus.
‐ Performance Analysis: Research performance metrics (such as rent charges, renovation, quality, expense ratios, etc.) for assets within the GIP acquisition criteria.
‐ Deal Sourcing: Compile various sources for deal procurement such as: broker contacts, maturing loans, expired listings, identifying properties missing from CoStar database, etc.
‐ Market Comps: Identify market comparables utilizing CoStar database, cold calling, etc. to create detailed tracking analysis for owned assets.

Investment Analysis
‐ Underwriting: Familiarize with underwriting model and work with management to gain complete understanding of the underwriting process, including due diligence, pro forma optionality, sensitivity analysis, waterfall projections, and market comparable analyses.
‐ Thesis Pitch: Create a business plan for acquiring a property identified from Deal Sourcing efforts and pitch the opportunity to the GIP Advisory Board.

Asset Management
‐ Capital Project Management: Assist with in‐place capital improvement projects, and/or propose additional capital improvements based on comparable subjects and resulting return on capital (via increased rent, improved operational efficiency, increased net income, etc.).
‐ Operational Performance & Risk Analysis: Conduct in‐depth study of in‐place operational property budgets, identify risks and weaknesses, then propose go‐forward improvement plan.

Administrative Support
‐ Various administrative duties supporting Asset Management and Acquisition teams as well as other departments as needed including but not limited to calendar management and scheduling, event coordination, file management, data entry, template creation, social media updates, note taking and other general assistance.
